Pre Construction Meeting

First Step in the Home Building Process is your 

Pre Construction Meeting with your Patrick Homes  Representative.

Property Survey / Underground Utilities 

Construction begins...

It all starts with Survey of the Property Boundaries, setting property corner pins and marking of all Utility Lines underground. 

Clearing

Strip Top Soil and clear Lot of Trees and Shrubs.

Soil Engineering

Excavate Test Pits with Soil Engineer to test Soil Bearing Capacity.  Report is generated with recommendations for Foundation and Grading.


* Due to the nature of some Home Sites Soil Engineering evaluation, testing, and recommendations may be required.



Survey of Home

Survey of the Homesite for placement of the Home and marking with stakes for excavation of the Foundation.  


Permanent Elevations pins are set for use during construction.



Foundation Excavation

 Excavation of the Foundation.  The main Basement area of the Home and all Footings are excavated.


Soil Engineer is on site to test Soil Bearing Capacity and perform Soil Evaluation.



Footings

 Installation of Forms and Rebar.  Pour Concrete.  


Building Department Inspector performs an Inspection of Forms prior to pour.

Concrete Testing

During the Footing pour the Concrete is tested for PSI [Pounds Per Square Inch], Slump, Air and Water mix.


This ensures the proper strength of Concrete is utilized per Plans and Specifications.

Foundation

Installation of concrete Wall Panels.  Rebar is installed throughout the Wall Panels which is connected to the Rebar from the Footings.


Building Department Inspector performs an Inspection of Foundation Wall Panels prior to pour.

Foundation Pour

Concrete is pumped through a Boom Pump Truck and poured into the Foundation Walls.  The following day the Forms are removed.


Testing.


As with the Footings, during the Foundation pour the Concrete is tested for PSI [Pounds Per Square Inch], Slump, Air and Water mix.


This ensures the proper strength of Concrete is utilized per Plans and Specifications.  


Backfill of Foundation will begin once the Concrete Samples are tested and have reached proper curing [strength].

Foundation Waterproofing, Insulation, and French Drain

Once the Foundation Panels are removed, a coat of Colored Waterproofing is sprayed over the entire foundation to protect from the elements, Insulation Board is installed in all Wall areas at Living Spaces, and a 4" Perforated Pipe with Silt Cloth covered in 3/4" Stone is installed around the exterior and interior of the foundation.


This permits proper collection and distribution of water 

[if any] and ground Gases (Radon) [if any].


Building Department Inspector performs an Inspection of Foundation Waterproofing and French Drain system.

Backfill of Foundation 

Once the Concrete samples are Tested and have achieved their required PSI Strength, the Foundation is Backfilled, the Lot is Rough Graded, and Stone is installed in Basement and Garage.

Framing

Framing of the Home begins.  Lumber is delivered to the site, and the Framing crew commences. 


First step is to install the Floor Joist System and Sheathing.  The Floor Sheathing is glued and nailed.


All of our Homes are structurally overdesigned and built to last a lifetime and more... 


At this stage Patrick Homes works closely with Homeowner in a collaborative manner to create a special and unique Home...   

Framing [First Floor]

The Walls on the First Floor of the Home are erected.


The Framing is an exciting part of the Home Building Process...

Framing [Second Floor]

Second Floor Floor Joist are installed, covered in OSB [glued and nailed] and Second Floor Walls are erected.


As the Walls are erected they are covered in OSB Sheathing for structural strength and IOH - House Wrap for Air and Water protection.


During the Framing process, very strict Nail Schedules [pattern for nailing each wood member] are followed.  This insures the integrity and structural strength of your new Home.

Framing [Roof Trusses]

Roof Trusses are installed for the Roof System.  A Crane is brought to the site to lift the Trusses on to the Home.  


Once installed, the Trusses are covered in OSB Sheathing.

Framing [Roof System]

Once the Trusses are installed, the Dormers and areas of the Roof not covered by Trusses are framed in and sheathed in OSB.


The Roof is then covered in Roofing Paper and Underlayment for Roofing Shingles and to protect the Home from the elements.  Also, Ice Guard is installed at all Eaves to prevent Ice buildup.

Framing [Notes]

Framing is one of the most exciting and critical parts of the Home Building Process.

Rough Plumbing - Basement

Once Framing is substantially complete, the Plumber installs the Waste lines and Drain lines in the floor of the Basement.

This occurs in cases where a Bathroom, Bar, and Floor Drain for Mechanical Room will be installed for a Finished Basement, such as this Home. 

Basement Slab - Prep

Upon completion of the Rough Plumbing in the Basement, the Slab area is graded, covered in 6 mil Visqueen vapor barrier [plastic], and 10 gage Welded Wire with #4 [1/2"] Rebar tied to top of Welded wire.  This insures the structural integrity of our Slabs.

Basement - Pour Concrete

The basement is Poured 4" thick with 4,000 PSI Concrete.  The Concrete is dumped into a Concrete Pumper and Pumped with a hose on to the Basement floor area.  Once poured, the Crew applies a smooth finish.

Basement - Expansion Joints

The day after the Basement slab is poured, the crew returns to saw cut 1/4" joints from column to column and to all outside and inside corners.  This will provide a path for the concrete to crack and minimize the degree and severity of cracking.

Rough Plumbing - Garage

Drains for the Garage Floor are installed.  This insures that the Owners will have a dry Garage in inclement weather conditions. One per parking space.

Electrical - Rough In

The Electrician installs a 200 AMP Sub Panel in the Basement, and Rough Electrical throughout the Home.  This includes all Boxes for Outlets, Lights, Switches, Cat5, RG6, and Low Voltage.  All recess Lights are installed and wires for all electrical.  The vent pipe for Bathroom Fans and Dryer Vent is installed.  The Box for the Home Meter is also installed.

HVAC - Rough In

The Mechanical Contractor installs the Main Trunk Line for the HVAC System in the Basement from the Furnace, Register cut outs, and Return Air Grill.  


Please note that All Homes by Patrick Homes have an Individual Return Air Grill in each room for efficient Heating and Cooling of your new Home.  

Plumbing - Rough In

The Plumbing Contractor installs all Waste and Vent Pipes, and Water Lines.  Bath Tubs, Shower Pans, and Jacuzzi Tubs are installed.  All Diverters are installed.  Hose Bibs are installed.  


Patrick Homes installs one Hose Bib in the Garage, Front of Home and rear of Home.  All Hose Bibs Line have Drain Caps installed in Mechanical Area of Basement for Winterizing of lines.

Homeowner Rough In Walkthrough

When the Framing and Rough In for Plumbing, Electrical, and HVAC is substantially complete Patrick Homes conducts a Rough In Walkthrough with the Homeowner.


This is where the Homeowner is provided not only an opportunity to see what is behind the walls of their new Home, review Home design, and installation of all Systems, but to make changes. 

 

This step is critical to producing Homes that fully meet and exceed the expectations of the Homeowner.

Garage Slab /Front Porch - Prep

Upon completion of the Rough Plumbing  [Floor Drains] in the Garage, the Slab area is graded, covered in 6 mil Visqueen vapor barrier [plastic], and 10 gage Welded Wire with #4 [1/2"] Rebar tied to top of Welded wire. This insures the structural integrity of our Slabs.


The Front Porch is also prepared at the same time, and in the same manner as the Garage.

Garage Slab /Front Porch - Concrete Pour

The Garage and Front Porch is Poured 4" - 6" thick with 

4,000 PSI Concrete. The Concrete is dumped into a Concrete Pumper and Pumped with a hose on to the Garage and Front Porch floor area.  Once poured, the Crew applies a smooth finish to the Garage Floor and a broom finish with smooth edging on the Front Porch.

Basement -- Waterproof, Interior

In Homes where the Basement will be finished, the first step is to coat the interior walls and floor with Drylok [waterproofer] to protect the living space.

Basement -- Insulation & Framing

Once the Basement interior walls and floor are waterproofed,  3" Insulation Board is installed, then the exterior walls are framed leaving a 1" space between Insulation and Wood Framing, and all interior walls are framed.

Basement -- HVAC - Rough In 

The Mechanical Contractor completes the Main Trunk Line for the HVAC System in the Basement from the Furnace.


All Ceiling Registers [Supply] and Returns are installed.

Basement -- Plumbing - Rough In

The Plumbing Contractor installs all Waste and Vent Pipes, and Water Lines. Shower Pans are installed. All Diverters are installed. Hose Bibs are installed.


In this Basement a Bar Area and Full Bathroom have been installed.


Patrick Homes installs one Hose Bib at the rear of Home. All Hose Bibs Line have Drain Caps installed in Mechanical Area of Basement for Winterizing of lines.

Basement -- Electrical - Rough In

The Electrician installs Rough Electrical throughout the Basement of the Home. This includes all Boxes for Outlets, Lights, Switches, Cat5, RG6, and Low Voltage. 


All recess Lights are installed and wires for all electrical. The vent pipe for Bathroom Fan is also installed.

Blocking - Whole House

Blocking is installed throughout the Home where TV's, Towel Bars, Towel Rings, Toilet Paper Holders, Mantels, Handrails, Cabinets, etc. are installed to insure a secure attachment.


This step is critical to insure a well finished home.

Windows - Exterior Doors

All Windows and Sliding Glass Doors to the Home, on all levels, are installed.  


The Entry Door to the Home, Door from Garage to Home, and Exterior Door from Garage are installed.

Inspections

The following Inspections are performed at this stage:


1.  Electrical Inspector inspects and Electrical System.


2.  The Building Inspector inspects the Plumbing System.  Also, the Lines in the Plumbing System are put under air pressure and tested.  


3.  The Building Inspector inspects the HVAC System.


5.  Framing Inspection.  The Framing of the Home is thoroughly inspected.  The Building Inspector carefully inspects every aspect of the Framing. 

Garage Door

The Garage Door is installed and tested for performance.

Insulation

The Home, all levels, is insulated.  This includes all bottom and top plates, wall penetrations [electrical, etc.], and eaves.  


Patrick Homes insulates the Garage exterior walls, and also provides extra insulation in the finished basement in addition to the 3" Insulation Board.  This insures that all Basement walls that are exposed on a Walk Out Home is comfortable...


Once completed, the Building Inspector performs a Insulation Inspection.

Drywall - Installation

The Drywall is loaded  into the Home, and Installation begins.  Th Home receives 1/2" Drywall in all areas, except the Wet areas [location of tubs/showers] which receives 1/2" Moisture Resistant Drywall, and the Garage which receives 5/8" fire rated Drywall.  

Drywall - Finish

All seams, corners, and nail locations are finished with Drywall Mudd.  This provides a smooth finish to the ceiling and walls of your home.  Three coats are applied with sanding between each coat.  Once the third coat has been applied and sanded smooth, texture is applied to the ceilings.

Painting - Prime Coat

Upon completion of Drywall Finishing, Walls and Ceilings are Painted with a Prime Coat. This provides an excellent base to insure the Color selected will be True and have a rich depth of Color for finish. 

Utility Services - Installation

All Utility Services, Gas, Electric, Water, and Sewer are installed and connected to the Home.  Typically, this installation is performed immediately upon completion of the Foundation.  However, on Homes such as this Model where extensive site excavation was required it is installed later.


The Electrical Inspector inspects the Electric Meter Hub, and all Utility Companies Inspect the Laterals and Connection points prior to Connection and activation.

Deck - Footings

The Footings for the Deck are Dug.  Patrick Homes digs a 

2' x 7' Standard Footing for Decks in Lieu of the standard 

1' x 3'.  This is to insure the integrity of our Deck structure.  Also, #4 Rebar is installed in the Footings for Strength.


Building Department Inspector performs an Inspection of Footings prior to pour.

Deck - Framing

One the Footings are poured, the Deck structure is framed.

Patrick Homes uses 6" x 6" Post with 2" x 12" Doubles for Beams , and 2" x 10" Floor Joist.  All Material is Treated lumber.


The Brighton Model Deck is being built with a Covered Roof that will lined with Cedar.  The Deck Floor Material is Trex Deck.

Cabinets

Cabinets are delivered and installed.


High End Cabinetry are used in every Home that 

Patrick Homes builds.

Cedar Entry Porch & Cedar Shake Dormers 

The Cedar Front Porch at the Entry is installed along with the Cedar Shake on the Dormers.


This provides the Home with an authentic Craftsman custom finish.
